POSITION SUMMARY
We are seeking an experienced Commercial Real Estate Paralegal to join our real estate team. The successful candidate will have strong experience coordinating complex commercial real estate transactions, land development matters, subdivision work, financing transactions, and Land Title Office filings, including leasehold, strata, airspace, and other subdivision-related applications.
The successful candidate will play a key role in supporting lawyers and clients through all stages of real estate transactions and development projects, from due diligence and document preparation through registration, closing, and final reporting.
This role is well suited to a detail-oriented, highly organized professional with strong technical knowledge of British Columbia real estate conveyancing, commercial real estate transactions, land development, and Land Title Office practices and procedures.
RESPONSIBILITIES
- Administering and managing commercial real estate conveyancing files from start to finish under the supervision of a lawyer.
- Assisting with commercial real estate purchases, sales, lending transactions, and financings, including preparation and management of closing agendas, closing documentation, and closing document books.
- Drafting correspondence, agreements, private arrangements and other legal documents relating to large-scale commercial and residential land development matters, including municipal covenants, rights of way, easements and related documentation.
- Preparing and filing electronic applications for registration of documents and plans, including title and security documents, with the Land Title Office and other government agencies.
- Conducting, reviewing, summarizing and reporting on real estate-related title and off-title due diligence searches, including Land Title Office, BC Corporate Registry, PPSA, CSO and other searches as required.
- Coordinating land assembly and complex subdivision matters, including leasehold, strata, airspace and other subdivision-related Land Title Office filings, and preparing Section 219 covenants, easements, rights of way, undertaking letters and other documents for complex registrations.
- Dealing with corporate and strata resolutions, including strata resolutions.
- Drafting reporting letters to clients and other parties.
- Liaising with internal and external parties and assisting with closings, including coordination of financing payouts, status updates, and final reporting.
- Communicating with vendors, purchasers, financial institutions, clients, realtors, opposing counsel, municipalities, and other parties as needed.
- Managing communications with clients on real estate, land development, financing, and Land Title Office matters generally.
- Assisting with matters involving LOTA and PTT reporting requirements.
QUALIFICATIONS AND EXPERIENCE
The ideal candidate will have:
- A minimum of six (6) years of paralegal experience working in the area of commercial real estate transactions and development work (including land assembly, subdivision work, and complex Land Title Office registrations).
- Strong experience with commercial real estate acquisitions and sales, including closing agendas, closing documentation, and closing books.
- Strong experience with Land Title Office filings and electronic filing applications, including preparing and reviewing purchase and sale documentation, security documents, payout statements, discharges, and reporting letters.
- Familiarity with British Columbia real estate conveyancing procedures, title registration requirements, due diligence searches, LOTA and PTT reporting requirements.
- Experience with real estate financing transactions for borrower clients, including mortgages and related security documents.
- Experience preparing Section 219 covenants, easements, rights of way, undertaking letters, and related land development documentation.
- Experience with subdivision matters, including leasehold, strata, airspace, and related land development filings.
- Excellent organizational, drafting, proofreading, and attention-to-detail skills, with the ability to manage multiple files, deadlines, and priorities.
- Ability to work independently while also collaborating effectively with lawyers and other members of the real estate team.
- A client-service oriented approach and strong professional communication skills.

The target salary range for this position is $110,000 – $130,000, commensurate with the successful candidate’s skills, experience, and qualifications. Dentons is committed to equitable and competitive compensation. This target range falls within our internal salary ranges, which are based on comparable roles in the external market.
